| The control of intensity of urban land development is the core content of the controlled detailed planning, and its control index is the focus of multi-interest game. Practice shows that, as China has gradually established market economy system, the operation of objective economic laws beat the elite planners'intuitive, the development of strength indicator to determine, based on the traditional physical space, is "failure" to face market. This extremely complex situation in the old city, is more serious. Based on the needs of the research project——"Eleventh Five-Year" national science and technology, this paper studies on this object of old city, focuses on study of economic factors on the development of strength and development of indicators to determine with the impact of intensity modulation method.This paper starts to understand features of area the old city, assesses the existing method to determine development intensity index, proposes method of strength control system, integrated form of the old city-based economic development perspective, which combines the macro environment, volume control, and determines the development of intensity modulated, combined with economic analysis of development intensity index and with urban design requirements.According to the city facing the macroeconomic environment, trade-off socio-economic development and environment goals, the paper determines the total area of the development and construction and various types of construction demand; it uses multi-factor evaluation method to divide level of the urban land, and on this basis it will be the class of rational allocation of the total building space to the corresponding above, and the formation of base density zoning model; then carries out on-chip input and output block region and uses the calculated results of the baseline model of density zoning amendments to produce urban development strength index distribution model based on Urban Economic. The reasonable development should be considered with economic, social and environmental benefits, and highlighting the city axis, landscape and urban nodes feature areas. The above requirements on the development of these urban design strength index adjustments and amendments, shall comply with the law of modern urban economic activities. Learning from this successful experience from Western, combined with the concrete practice of China, the paper puts forward a sound development control planning units, floor area ratio encouragement, transfer of development rights, the government involved in land value and development control regulations such as intensity control simultaneous correction method.Finally it studies on the development strength of LiTangba area in Shizhu. First of all, basing on reflection on issues through the area status analysis and development of the original strength of the control of regulatory control, it puts forward the development of strength based on economic adjustment strategy perspective; balances economic and social development Shizhu goals and objectives of the environment of LiTangba area to determine a more reasonable total development, then makes sure the basis of proportional development of all major categories of building capacity; with regulatory control of land by the original level of assessment, it determines the this area land prices and density distribution; and then around the block through the city urban economic analysis of the baseline density zoning revised; on the basis of the original urban design plan proposed revised proposal; Finally, with requirements of urban design it proposes a planning unit development control measures such as development of strength. Case studies reveal that the principles of "Highland High building" in the mountain city should be reflected basing on view of physical space. |
