Undergoing twenty years'tortuous development and the fluctuation of the market, real estate industry is growing healthily and legally in the new century,especially after that our country decided to abolish the welfare house-policy and regarded house construction as the new economy growth point. Real estate industry is welcoming another spring and developing is booming. In order to achieve "scale effect", developers are expanding their development. At the same time, the competition in the real estate market will be fiercer and fiercer. There is a large quantity of vacancy marketable houses, and the vacancy rate of houses exceeds the international cordon of 10%. So that some developers were defeated in the competition. On the basis of the background of the present situation in the development of real estate in China, this paper explores the arising and advancing process of real estate planning in company with the industry of real estate, and the role and impact of real estate prophase plan in the flow of real estate development. Research on the flow the real estate prophase plan and relative links is a supplement to the theory of real estate prophase plan. At the same time, mastering the flow and links of real estate prophase plan and some basic methods of plan can be helpful to avoid and solve the problems in the real estate development, such as that supply exceeds demand and product is not agree with sale.At the same time, on the basis of the subdivision market of residential district, this paper further analyzes the link of "product positioning" in the real estate prophase plan in detail. Combining the trend of the house development in 21th century, and puts forward the concept of "concept design" in the link of "product positioning" of residential district. After that, this paper makes a summary about the space union of building groups, planning and layout of residential district, plane fabricating on the function of the house as well as the dealing with the environment of the residential district. At last, this paper explores the future trend of house groups of residential district, in order that this can help to guide and stimulate the link of "surveying and designing" in later stage.Furthermore, in order to evaluate the validity of "product positioning", this paper exerts the theory of value works in the "evaluation of blue print designing" to reduce the risks of plan.At last, this paper makes clear of the flow of "residential district positioning" by project practice.
