With the rapid progress of urbanization and the decrease of the utilizable tracts in Hangzhou,the tracts in the suburbs have been paid more attentions. When the real estate developers purchase the suburb tracts largely,there lies a series of problems owing to these developers' undefined exploitation position. In order to have a study on the position of thesuburb tracts,this dissertation chooses three developed tour cities-Amsterdam,Zurich,Geneva,which are correspondingly similar to Hangzhou. On the base of collecting enough data,the dissertation analyzes how the macroscopic factors such as economic factors and programming factors affect the exploitation position of the suburb's residence,and it also brings forward some responsibilities that the real estate developers should take on. On the other hand,in order to demonstrate the idiographic exploitation position in the residence exploitation,from microscopic angle the dissertation analyzes how to make a reasonable exploitation position to harmonize the consumer's interests and the developer's interests on the base of doing a large number of researches. In the end of the dissertation,it gives an example.Concentrating on the study of suburb residence exploitation of overseas developed tour cities,this dissertation is expected to contribute some references and guides for the real estate developers and offer some new ideas for the further research.
