Research On Housing Industrialization In China

With the sustainable, stable and healthy development of China national economy, housing industry as a new force rises gradually and becomes one of the support industries to the national economy playing a more and more important role to contribute to China national economy. But because the short-time development and low degree of Chinese housing industrialization could not fit the requirement of national economy's development, it is significant to research on how to enhance housing industrialization to change the traditional extensive and handwork building method to the intensive method of housing industrialization. Housing industrialization that incorporates housing production, supply and sell can improve the quality of houses and meet the people's increasing demand on housing consumption and pulls national economy greatly. By introducing and analyzing development status of housing industry in both home and overseas, this paper has an intension of setting forth the need, feasibility, current difficulties encountered and advantages of improving housing industry and its great significances. The author uses quantitative, quantitative and comparative analysis and positive and normative methods to investigate the research outcomes on housing industry and industrialization, of experts from home and overseas to find the existing problems in China and the gap in order to make sure the development direction, key works, measures and implement procedures as well as the further influence. The research consists of three parts as following:Firstly, review the development status of housing building in China to find the problems and the gap.Chinese original building method of housing that was affected by planned economy system and poor productivity has many disadvantages. For instance, traditional materials, handwork on site and great intensity of labor and low productive efficiency bring on poor quality and low degree of housing industrialization; supply of materials, equipment and houses doesn't form a social supply system with advanced technology , standard manufacture and series provides. These above result in poor housing quality, prevent equipments in common use, cause unreasonable performance-cost ratio and resource waste and is not compete with the economy development and people's improving requirement on housing quality in new situation. Secondly, suggest changing extensive building method of housing and advocating housing industrialization. Develop a new intensive way—housing industrialization incorporating standard, industrial, intensive and social manufacture for housing building to instead of extensive way. Government should be the leading force in improving housing industry and companies and groups should be the main body. It is necessary to make the Health Living Demonstration Projects and pilot projects in large cities as good application of housing industry then to drive housing industry extending in the whole country. Thirdly, research the impact on the national economy and relative industries bringing by carrying out housing industry.By improving housing industrialization, the traditional disadvantages in housing building could be resolved radically. And it could bring on shorter construction period and higher quality and lower cost as well as meet people's requirement on housing quality, adjust housing industrial structure and promote other relative industries and increase national economy.
