Analysis On The Track Of Housing Industry Development

Housing industry is an important component of the National Economy. As any other industries, housing industry has its life-cycle. The developing track of Housing industry is a law that shows the change of the ratio of housing industry in the National Economy. It really reflects the life-cycle of housing industry. Study on the subject is helpful for government to formulate and implement scientific macro-economic regulation and control policy and industry development policy. Thus it helps to reduce and eliminate the market failure which is widely existing in the development of housing industry.Using a cross-sectional data analyzing method, this paper studies the ratio of add value of housing industry in GDP. This research is based on a group of countries in deferent developing phase in the same period. Then, by using SPSS statistic software, from the regressive model, we made a conclusion that a cubic curve is found to describe the law of the housing ratio that change with economic development. We hereby divide the cubic curve into three phases: rising, falling, and re-rising, then we analysis the character of each phase.On the basis of the track analyzing, this article looks back into the development history of housing industry of some developed countries, for instance, U.S.A and Japan. We find three factors that influence the development of housing industry: the economic growth and development, the residents' income level and consumption structure and the institution and government policy. Then we analyze the market failure of each phase of housing industry development and its countermeasures from the government.Using the conclusion of the regressive analysis and the experience of developed countries, we start to study the housing industry development course of our country and the situation we are facing. We hereby put forward four pieces of advice which will advance the sustainable development of housing construction, that is, to optimize the house-supplystructure, to improve the housing industrialization level, to perfect the social security system, and to adjust the structure of land property right and regulate the land market.In this paper, we take xi'an as an example and analyze the developing trend of xi'an housing industry. To the question of high ratio of house price and unreasonable property right structure in xi'an housing industry development, we make four suggestions: to break the monopoly of real estate market, to deepen the reform of institution of house property right, to speed the construction of infrastructure of city and to perfect the social security system. Because the housing industry development in xi'an faces the same problems as other big cities in our country, the advice for xi'an is also suitable for other cities.
