Study On Price Of Chinese Housing

After many years' opening up, people's standard of living improved greatly, improving housing conditions and quality of living has become necessary, because of urbanization these years, the demand of housing increase constantly, thus, a lot of capital was invested in exploitation of housing including national capital, personal capital and foreign capital. Exploitation of housing has been a new hot spot of consumption and new economy growth point in our country, price of housing increase greatly. For example, the price of housing in Shanghai increase 25% in 2003, markup even exceed 50% in some areas. Effective demands decrease and over stocking increase appear with price of housing's greatly increase, thus, the government issued many policies including loans, ground supply, and tax to restrain irrational factor in price of housing, the high price of housing has become one of hot spot of social discuss.This thesis try to split price of housing with economics, game theory, statistics on basis of the others, then discuss and analyze every section after the split in order to find some sections that can be compressed, then we can get the key point of depress price of housing.Firstly, on the structure, it introduces the formation of price of housing, including ground and room (the second chapter). Secondly, split the price of housing, then discuss influence to it and degrees and try to get the key point of depress price of housing (the third chapter). Thirdly, investigate some problems about economical houses except commercial houses, and give some suggestions about establishing macroregulation (the fourth chapter). Then, investigate price game between developers with models and theories of game theory including research on ground public sale and real estate price war (the fifth chapter).Last but not the least, discuss about macroregulation of price of housing including established system of macroregulation and assimilate foreign experiences and so on(the sixth chapter).
