In the residence marketization process, the price is the "weatherglass" of residential market. Whether the housing price is logical or not is very important for the construction and development of residence market. At the same time, house price is the important index and the emphases of the state's macro-control. Therefore, the study on the infection of government transaction control on the housing price is necessary.On the background, the paper firstly teases and summarizes the development process about residential market and its price in China, and then analyzes the influencing factors on the housing price. And the paper analyzes the government transaction control policies which are instituted by country recently from four aspects which are glebe trade, financial policy, revenue policy and trade system, and analyzes the influence of every aspect on the housing price, and constructs a index system used to comprehensive evaluate effect of the government transaction control on the housing price. Base on it, the paper supposes that the housing price is influenced only by government transaction control, don't consider other influences or think the influences are invariable. On the hypothesis, by the guidance of the extension theory, use it to evaluate the effect of the government transaction control on the housing price, so the paper constructs a comprehensive evaluate model of government transaction control to the housing price which based on the extension theory and index system.Finally take Xi'an residence market for instance, based on the comprehensive evaluate model, the paper carries out the demonstration research form three views which are "market participant people", "governmental people" and "experts" . The demonstration results show that the three combination people all think that the influence of the government transaction control to the housing price is evidence.
