To investigate the components of the price of the urban housing in China, and the mechanisms by which the components comprise the price, we did the positive analysis on the current price of the urban housing in China and on the location change of that in Guangzhou. The price theory and the land rent theory of Marx were applied in this study, and the price theory of the western economy was also used for reference. Applying the methods of both static analysis and dynamic analysis, and positive analysis to anatomize the high price of the housing, the high vacancy rate and the insufficiency of the effective supply and effective demand. The main reasons of the above problems are: the deficit exists in the housing markets in China; the main body of the market has not formed; the policies of the financial, tax and planning are not enough; the industrialization of the housing is low. hi addition, we provide some suggestions to the government for reference in doing the effective macro modulation and regulation, and hence leading the housing markets to develop along the direction of health and consistent progress.
