Under the great background of the society reformation in China, the development of the social economy and the acceleration of the urbanization result in the reformation of the urban housing system. The commercial residential districts are booming in the city, the commercial residential districts are especially defined as the new pattern community in this article, the issue of the estate management has already become the focus to which the whole society pays attention now. Based on the preceding research, adopting the methods of combining theoretical research with practical investigation, according to the theory of urban sociology and that of civil society, taking the estate conflict in the M community in Suzhou for instance, the article researches the evolvement and governance of the new pattern community. By overall description of the estate conflict process and deep analysis of the cause of the issue, the evolvement of authority structure of the new pattern community can be fully brought forth. It will be a significant topic of the community research to combine the governance of the new pattern community with its estate management, analyze the recombination of the authority structure of the community deeply, explore the governance mechanism of the new pattern community and its exploitation of the social public sphere and promote the benign movement and harmonious development.
