Study On Core Competency Of Real Estate Development Enterprise

The real estate of our country has been developing very fast since 1998, this makes a great impetus to the development of our national economy, On the contrary, real estate development enterprise have also got a good opportunity for development. However, since 2005, as overheated symptoms in the development of the real estate appears, the view about foam of the real estate has already been pointing out. The real estate upsurge is facing this problem not merely in china but in other countries. Scholars give a suitable concern to the trend of real estate development. It is necessary and urgent for real estate development enterprise to cultivate their own core competency in the case of they want to keeping their competition advantages in the changing external environment and develop continuously in future.This article proceeds from theoretical foundation of enterprise's core competency, and based on the review of resource-based theory, core competency theory. It analyzes the key element of core competency of real estate enterprise, and corresponding give the way of structure it. The full article is divided into five parts, the first part describe the current situation of real estate and real estate development enterprise, the second part mainly explains core competency theory and give some brief introduction on core competency of real estate development enterprise, the third part discuss the core competency of real estate development enterprise in terms of component key element; and then bring in a model of evaluate of core competency, the fourth part gives some countermeasures in how to structure core competency.The conclusion of the last part is that, under the complicated circumstances of the country policies and the global economic prospect, real estate development enterprise in our country should pay attention to the cultivation of their core competency and maintain it.
