On the basis of literature analysis, with the reference of "person-job-organization fit" framework, this paper applied theories of competency modeling to study issues of training needs of China's real estate, and constructed a model of competency-based integrated training needs analysis. There are six parts in this paper.In the first part, we discuss the related concepts, norms and theory of training needs analysis, and then we compare the advantages and disadvantages of several training needs analysis of classic model. Subsequently, we intend to address the key issues, research and technical line in light of theoretical focus of training needs analysis model both at home and abroad.In the second part, we mainly discuss the meaning, character and development of competence, and the changes in human resources training needs analysis field brought about by competence theory.The third part mainly analyze the current training status and characteristics of training needs analysis of China's real-estate industry. Finally, from the competence point of view, we discuss the causes of the problem existent.The fourth part is one of the two cores of this paper. The main research in this part is a competence-based training needs analysis model of China's real estate industry, which is based on the advantages and disadvantages of the classical model and combined with the characteristics of China's real estate industry. Further, from the organization, position and employees point of view, we discuss how to abstract the training needs at three levels based on the proposed model.The fifth part is another core of this paper. According to the project the author have participated in A company and taking the project manager position as an example, we discuss how to apply the training needs model proposed in the fourth part in practice. Finally, we address an annual training plan of project manager position for A company.The sixth part is the concluding part of this paper. Based on the studies of the above parts, an integrated model of competency-based training needs analysis was developed. Innovation and suggestion, issues and direction for future research were put forward.
