Intensive Urban Land Use And Potential Evaluation Research

With the accelerating process of urbanization, urban development gradually from the extended development changes into connotative development, thrift and intensive utilization of city land become trends in urban land use.Intensive use of urban land and the study on the potential of intensive use are beneficial to the development of land use theory, and it has important guiding significance for urban land-use practices as well. At present, land resources in china are in short supply day by day, however, the level of intensive use of urban land in most cities is low, which has caused land wastage and efficiency reduced.In order to improve the level of intensive use of urban land and to achieve the sustainable use of urban land, on the basis of deriving the domestic and foreign advanced relevant theory, research technique, practice survey, this article has made an attempt to discuss the evaluation of the intensive use of urban land and to tap the potential of the intensive land use, taking Rizhao Economic Development Zone as an example.The article has discussed the situation of the research on urban land use and the existing problems at home and abroad, and has leaded the concept and content of the potential evaluation of intensive urban land use, and has broached the principles for evaluation and the approaches of realizing it. What'more, the article has analyzed the factors that may influence the urban land intensive use and has summarized land use status, land use efficiency and performance management three index systems, establish appraisal standard by Delphi method.Considering the actual situation of Rizhao Economic Development Zone, we conducted a superficial discussion in the aspects of dater collection and analysis, the determination of evaluation indexes, method of calculation, potential measurement for intensive land use and the application of the results. Intensive land utilization evaluation point is 91.74, showing strong intensive land use thought in the land development, land utilization structure and regulation performance. Land can be supplied for 4 years, according to the result, potential land can be acquired through improving the capacity of industrial plot ratio, site coverage, improve industrial input-output aspects in the future.In practice, the article has made measures and recommendations for intensive land conservation in Rizhao Economic Development Zone, in addition, it has discussed the intensive land use control-oriented in the zone. In the end, the main conclusions, evaluation indicators and the prospect of the application of land use potential are summarized.
