At present, China's real estate market is faced with many problems with one remarkable feature that development in different regions imbalance: the real estate industry develops fast in Southeast coastal cities while remains quite backward in mid-western cities. Taking real estate market of Shaanxi province as research object, this paper discusses the characteristics of the real estate market in Shaanxi Province and the problems.The paper using principal component analysis to evaluate the level of urban development and that of the development of real estate market. Combining the co-integration theory of econometrics, a deep research on the relation between the development of the real estate market and urban development and influence. Based on large amounts of data, the paper applications 3σnormal distribution law in the theory,and further evaluate the relation between the urban development and the real estate market development. Summarizes development difference of the urban real estate market influence factors in each region of Shaanxi province from a microcosmic point.Finally, according to the factors that influence the development of real estate market in each region, different protective measures for each region are made to develop the real estate industry in a healthy way.Through this study,the level of the development of the real estate industry affects urban development, and vice versa. Obviously, there exists significant correlation between them. As for regions where the level of urban development is relatively low, urban development has a larger positive influence on the development of real estate market. Many factors affect the level of urban development, and urban development is not at the same pace, and the degrees of the influence of the factors on urban development vary in each stage. Therefore, promoting urban development is one important way to accelerate the development of real estate market; harmonize urban development and promote healthy development of city are the basis of developing the real estate market healthily and harmoniously.The research of this paper can enable governments of all levels in Shaanxi to have a more accurate judgement toward the inter-relation between urban development the development of real state industry and offer some experience on the making of policies and measures on the general layout, policy regulation, favorable financial input, and guiding consumption; It can offers suggestions on healthy and harmonious development of real state in other regions in our country, particularly it can offer experience for small and medium-sized cities and indicate the direction of future development.
