Study On Urban Land Intensive Use And Potential Evaluation

Under the background of land shortage in our country, more land, especially the non-agricultural construction land is demanded with the urbanization and Industrialization's fast development. This phenomenon causes the cultivated land reducing unceasingly, aggravates the contradiction between human and land. Therefore, raising the urban land-use capability, promoting urban land intensive use, evaluating urban storage land potential scientifically and reasonably as well are very vital and urgent. It has important application value and the theory significance to limit urban use sprawl inordinarily, lessen the pressure of the cultivated land being protected, save the urban construction investment and strengthen land resource administration in our country. So it becomes a new task in the current research.This article takes Changchun city as an example. Firstly, according to Changchun land use present situation, it establishes the urban land intensive use potential evaluation index system, carries on the analytic hierarchy process to evaluate macroscopic evaluation and obtains the intensive measure index of the municipal district basing on complete data processing in municipal district. Secondly, the article utilizes the multi-cities comparing method and calculates the intensive use situation of Changchun in the similar cities. It draws the macroscopic evaluation conclusion of land intensive use. Thirdly, in the central city ,the article utilizes the fuzzy comprehensive assessment to evaluate the Parcel in microscopic. According to the different land use pattern, the article divides into the housing land, the commercial land, the industry and mining stores to carry on potential evaluation, obtains respective potential quantity. After carrying on compiling, it obtains the current Changchun city land intensive use potential's type and the quantity. Finally, aiming at the current Changchun city land intensive use potential evaluation conclusion, the article proposes promoting the city land intensive use measures.
