With the constant progress in making the land use institution, land market was well developed and constructed. Land price had played an important role to the nation's progress and the economic development. Land price index is an important parameter showing the variation and its tendency and the degree of land prices of different kinds of land as well as the overall price level in a city or a town. It would be bound to make use of index calculating model to study land price fluctuation and its tendency for evaluation use and land price management in the future. Depending on the result from classifying, grading and evaluating municipal land price, it was started with the basic theory of land price index in this paper. A municipal land price index system, and, the calculating model with its corresponded software have been put forward in this paper. Information of land price in Xiantao, Hubei province, was took use of to test the model. It was used for reference of working out the land price index, and of roundly establishing land price system in Hubei province. It also gave a service to the government and the public and gave a think to study the relationship between regional economy and land price index. The main achievements were as follows:1, A technical way to construct a municipal land price index calculating model in Hubei province has been establishedBased on the result of land grading, land-value sections was partitioned and the places where to collect the price data was set up. According to the local land market transaction information, fundamental investigatation of land price was carried through and the land price information was collected. Average price in different land level was counted by business use, housing use and industrial use. Synthetical land price in each grade was calculated by synthetizing the average price in different kinds of use of the same level. Average price in different use was calculated by weighting the synthetical land price.
