The Study On Property Management Mode In The Reidential Community Of Nanjing

Property Management (PM) in China, which appeared under the special social background, has developed over 20 years already. By the influence and restriction of planned economy and traditional consumptive conception, Property Management industry bring multi-management modes, establishment of professional mode is confront with lots of obstacles, both owners and companies are unsatisfied with the situation and many problems occurred in the Property Management. The Property Management mode is the precondition of the Property Management, the basis of the corporation-organization, and the key point for relaxation of the contradiction. Thorough research on the problem will help us discover the problem and find out the strategies.The paper started from the investigation of the oversea and domestic situation in the Property Management(PM),involving the actuality in Nanjing. Then according to the basic theories, the paper first analyzed and compared the five Property Management modes of the residential community in Nanjing, compared the management mode between Nanjing and ShenZhen; second analyzed the social,economical factors that influence the betterment of the mode from the basic theories of the Property Management, etc; after that, the paper discussed the inevitability of the development of Property Management mode on specialization in Nanjing by the theory of Market economy, Soft management and Service Profit Chain, etc. Finally based on the theory of customer-satisfactory, the paper analyzed the great effect of introducing the agency into the Property Management mode of the Nanjing-residential community, and illustrated the virtues as well as outline of the implement of the new Property Management mode on specialization.
