After years of development, the real estate industry has entered into fierce competition period in China. How to enhance their core competence, and maintain a lasting competitive edge, has become a concern of many managers and academics. In an increasingly competitive buyer's market, the research on customers value is of great significance.Because the transmission can provide customers greater value than competitors relationship with the survival of enterprises, and customer value and the core competence of enterprises have a direct link. Who could seize customer value changes, adjusted business model, change management ideas, can enhance their core competencies, and in our market competition seize the upper hand.The value to customers from the perspective of the real estate the core competence of enterprises and enhance shape, and to make recommendations accordingly. First, the article provides an overview of the theories,then use core competence theoretical models and customer value to analy the linkages ofcustomer value and core competence;Secondly, the property will go to the field, combining the characteristics of the real estate business and our real estate competition status quo, customer value analysis of the real estate business relationship with the core competitiveness;Again, using the value chain models, based on an analysis of how the real estate business customers to identify the core values of competitiveness;Then, do empirical analysis, take Vanke for a example,and compare with other two companies to the analy how to build the real estate core competence of business based on customer value; Finally, based on how this enterprise customers on the property value, the core competitiveness of enterprises to upgrade the property accordingly.
