The equilibrium between demand and supply is accepted as the best situation for economy, but this situation is more theoretical than realistic, on the contrary, the contradiction and disequilibrium between total demand and supply of the society is the eternal topic that we should pay attention to. What we should do is just to study the reasons and solutions of disequilibrium in order to reduce the degree of disequilibrium to make the whole economy harmonious and steady.After years of rapid development, the real estate market of Shanghai has gained great success, but at the same time, some problems also came out inevitably. The demand and supply of amount, structure and price in this market can not match together. In this article, the author made a systemic research of the actualities, reasons and solutions of disequilibrium in the real estate market of Shanghai.At first, the article reviewed the development of Shanghai real estate market, indicated that a lot of improvements are required by this young market. Secondly, the article indicated that disequilibrium is the basic property of the real estate market and what we should do is to reduce the disequilibrium degree in order to decrease the influence caused by disequilibrium. Thirdly, the artile made a study of the actuality of disequilibrium in shanghai real estate market by the calculation of disequilibrium degree, the investigation from authoritative institute and the analysis of citizens' capability to pay for the housing. Fourthly, this article analyzed the reasons of amount disequilibrium between supply and demand by the Log regression method and concluded the reasons for structure disequilibrium, and then it also listed the factors resulting in price disequilibrium the view of economic theory. In the end, this article proposed the solutions to solve the disequilibrium problems and gave out the amount-price mutual adjustment system.
