Since the deepening of the reform of the housing system in China in 1998,the real estate market in Hefei has continued to develop for more than two decades.At the same time,some deeper cruxes have emerged in the process of this development,especially in recent years,housing prices have soared,and the supply and demand structure has not changed.Problems such as rationality indicate that the imbalance in the real estate market in Hefei is more serious.The real estate industry has laid a foundation in the process of Hefei's economic development.Therefore,the healthy and stable development of the real estate industry plays a vital role in the social economy of Hefei.Therefore,in-depth research and analysis of the operation of the imbalance of the real estate market in Hefei should be conducted and effective control measures should be taken to address these issues,so as to reduce the degree of imbalance in the real estate market in Hefei and further promote the real estate market towards a stable and efficient direction.To promote the healthy,sustainable and stable development of the real estate market in Hefei.This article takes Hefei's real estate market as the research object.First,it systematically elaborates the disequilibrium theory and related models,the disequilibrium theory and research framework of the real estate market.Second,it compares and analyzes the characteristics and application of the three disequilibrium models.Based on the conditions,a hyperbolic aggregation model was selected,and the overall development of the real estate market in Hefei and the statistical analysis of influencing factors of market supply and demand were combined to construct an unbalanced econometric function model suitable for the real estate market in Hefei.Based on the statistical data of Hefei City from 1999 to 2018,Eviews10.0 software was used to estimate and modify the relevant parameters of the model,and to conduct an empirical study on the total imbalance of the real estate market in Hefei.Unbalanced empirical research and analysis of the overall structure of the real estate market in Hefei,both horizontally and vertically.After a series of data analysis,it is shown that in terms of the total imbalance,the situation of the imbalance of the real estate market in Hefei in the study zone is: the positive and negative values change alternately;it can be seen in the overall imbalance of the structure that Hefei There is obviously an imbalance in the overall structure of the city's real estate market.Finally,according to the empirical research results on the total imbalance and the structuralimbalance,combined with the current situation of the real estate market in Hefei,the relevant opinions and solutions are proposed from the two aspects of the structure and the total,so as to further promote Hefei The city's real estate market can develop in a healthy and stable direction.
