With the rapid development of economy in Chongqing, the cases concerning Chongqing office properties are now on the sharp rise. Therefore, it is very important to work out a rental rate that can both meet the needs of profitability for the developers and satisfy customer demands, and at the same time helps setting up an appropriate rate calculation method for future leasing operation. and more important to master the pricing models and methods. Basing on the example of pricing about Chongqing Metropolitan Tower, the paper tends to perform a study and analysis of the pricing model and methods of Chongqing rented office properties.Firstly the paper comprehensively expounds seedtime and condition of supply and demand in Chongqing office properties. Thereby the paper concludes the definement of Chongqing Grade A Office, and analyzes currently the development condition of Grade A Office.Secondly, the paper discusses the particularities and the influencing factors of rented Grade A Office. There are some influencing factors, such as external factors and interior factors. But the controllable pricing factors for enterprise are limited to the pricing goals, the operating cost, the estimate of demand and competition.Subsequently, the paper discusses the familiar pricing models. There are three main kinds of pricing model of Chongqing rented Grade A Office. These are Cost-Based Pricing, Competition-Based Pricing and Demand-Based Pricing. The paper also enumerated the policies of pricing, mostly involved Stabilization Pricing, Skimming Pricing, Market-Penetration Pricing. It's vital for enterprises to choice feasible pricing methods according to their pricing goal, and so as combinatorial pricing methods.Based on these theoretic, the paper summarizes the pricing method of Chongqing Grade A Office, which is mainly using Going-Rate Pricing with the complement of Target-Costing Pricing. Lastly, the case of pricing about Chongqing Metropolitan Tower validates the feasibility of this method.
