The Study On Change Of Urban Using Land Scale And Its Driving Mechanism

Along with the economic development and rapid urbanization, the expansion of the urbanized land is inevitably required for the economic development and the improvement of living condition. But the city expansion inevitably takes the scarcely farming resources. This basic Chinese national condition that there are many people and little land decides that our country will have to face this increasingly fierce contradiction of the city land utilization and crops protection in the future. Whether properly solving this contradictory will directly concern the sustainable development of social economy of our country and even survival and development of the entire nationality. Therefore, urban land expansion becomes the hot spot of the current research.Since the 90's, along with the economic development, Wuhan as the super city in the Central region of China, its built-up district has expanded very quickly. Therefore , it studies on change of urban using land scale of Wuhan and its driving mechanism for the protection of farming, the promotion of intensive use of the urban land and put forwards the proposal for planning and managing the urban land utilization.The Paper altogether divides into five chapters.First chapter is the introduction; it elaborates the writing background and the significance, the domestic and foreign research literature, research content and the research aim, the research technique as well as the technical route and the possible innovative spot.Second chapter is the interrelated concept and theoretic rationale. In this chapter, it defines some concepts and simply analyzes the related theory on the urban using land scale such as position theory, core - edge development theory, gather economic theory, land reward progressive change rule principle system theory.Third chapter is the research on the change of urban using scale and its driving mechanism. According to the system - essential factor theory, it analyzes the factors affecting the change of three mainly kinds of land(living land, industry land, commerce land)under the overall tendency of urban using land scale downwards, and it concludes functional direction of each factor on different kinds of land.Fourth chapter is the research on the change of urban using scale and the driving mechanism of Wuhan City. Firstly it introduces the geographical position and the social economy of Wuhan, and on this basis it analyzes tendency of using land scale of Wuhan, including the Expansion of Wuhan built-up district, its expansion way, its rate of expansion and its expansion structure, then it analyzes the driving mechanism for the change of Wuhan urban using land as follows. Firstly, it carries on the qualitative analysis on factors influencing the change of urban using land from four aspects of economy, population, science and technology and policy. Secondly, the quantitative analysis is applied through the principal components analysis to judge the leading factors to urban land use, residential land use, industrial land use and commercial land use and then through gray connection to judge the extent of each factor to different type of using land, and the corresponding return model is finally established through gradually returns for the explanation .Fifth chapter is the conclusion and discussion. This chapter summarizes the main conclusion of this paper and discusses the insufficiency in the paper and the aspects which should further be pondered.
