Study On The Housing Supply Structure In China Based On Income Of Households

The real estate industry, a backbone of the national economy with high correlation and driving force, its development affects society stability, the interests of various groups and especially the interest of mass. Going with the development of real estate industry in our country, many extremely urgent problems have emerged, especially the irrational supply structure in housing market.As a fundamental motivity for guiding market, rational housing supply structure can improve housing conditions, optimize social resources and advance the progress of housing industry. It has important significance for the real estate industry and housing market, as well as the whole national economy. To guide the housing supply system and form a sustaining housing market and real estate industry in our country, studying the housing supply structure is imperative.This paper introduced various theories of housing supply system first and then probed into the reasons for house supply unbalance by studying the actual supply-demand situation and house consumption characteristics in China at present. Various influencing factors for residential demands were analyzed and their importance degree was indicated with AHP method. Then using existing statistic data, this paper analyzed the present income states in China and judged its development trend also. The housing supply structure was forecasted and some suggestions were given to adjust the supply structure. Undoubtedly, this paper provides certain theoretical basis for macro control.This paper used the integrated analysis method based on classical economic theory and demonstration to analyze the residential market. Research results have both theoretical and applied value for the right decision-making for micro-main body and macro-adjuster.
