Study On Discernment And Evaluation System Of Real Estate Development Company's Core Competence

After 20 years of development, China's real estate industry has entered a new stage. The increasingly harsh competition in the market and the industry "shuffling" will promote the real estate development business focus from the development of individual project to the study on enterprise's core competencies. So far, the study on discernment, evaluation and application of firm's core competence has been an important subject.This paper defines the concept of the core competence of real estate development enterprise firstly, puts forwards a new method to identify the core competence with enterprise strategic capability matrix model and value chain model, and establishes a complete set of identification system in order to identify the core competencies of single real estate development enterprise. This paper proposes an analytical model and evaluation index system on the basis of the combination of relevant literature, establishes a new evaluation model with Fuzzy Decision-making method and Extension-Assessment method, analyzes the results with Reverse method, and tries to evaluate the core competence of single firm. Besides, the establishment of the identification and evaluation model is focused on China Vanke Co., Ltd. This paper also presents the nurturing and dynamic management approach of real estate development enterprise.This paper introduces the identification methods of core competence, such as: hierarchy inductive method, fuzzy-method-based discernment system of firm's core competency, fuzzy recognition methods and corporate strategic capability matrix model. The paper also introduces the assessment methods of core competency of real estate development enterprise, indicators itemized appraisal methods, such as: broken line graph model, benchmarking analysis and radar graph model, the overall comprehensive evaluation and analysis of methods, such as: two-dimensional analysis and evaluation model, integrated evaluation of fuzzy decision-making, extension-assessment method.
