Study On Core Competitiveness Of Small And Medium Real Estate Enterprises In Harbin

Real estate is a kind of fundamental and forerunning industry of the national economy. More than 80 percent of the real estate enterprises are small and medium, which has played an important role in national economic development, urban construction, prospering real estate market and preventing monopolies.With the reforming and opening-up, the real estate market in Harbin continuously grow and consummate, the extent of investment and trading volume are stepping into a new phase. However, the introductions of the new macroeconomic policies of our country and the advent of the financial crisis in recent years bring even greater challenge to the small and medium real estate enterprises' development on top of the original competitive disadvantage. To solve the problem of the small and medium real estate enterprises in Harbin and to maintain a long-term competitive advantage in the fierce market competition, they must follow the market orientation, nurture and enhance the core competitiveness of enterprises. This is the way to survive and develop Small and medium real estate enterprises.This paper first proposes the importance and necessity of nurturing and improving core competence of small and medium real estate enterprises in Harbin. The following part mainly introduces basic theories and analyzes methods of the study on core competence of small and medium real estate enterprises in Harbin. Real estate development business processes were analyzed with value chain in this paper. Through the investigation of the real estate market in Harbin, this paper establishes index system which influences the core competence of small and medium real estate enterprises in Harbin and obtains the weight of each index. This paper selects three real estate enterprises in Harbin as empirical research object, and evaluates their core competence. According to current condition of real estate industry and small and medium real estate enterprises in Harbin, this paper proposes the measures to cultivate and improve core competence of enterprises.According to the evaluating results, some measures and suggestions to the shortage of these three enterprises are put forward.This paper analyzes the problems with mathematical method combining AHP method with fuzzy comprehensive evaluation method, and computes the weights of the evaluation index with AHP method and questionnaire method. At last it evaluates and analyzes the core competence of a specific instance with the fuzzy comprehensive method.
