It is well known that real estate which is one of the most important industries concerning with nation's development and people's life plays an important role in the development of Chinese economics. In recent years, key words concerning with real estate such as Real Estate Macro-control, Affordable Housing, Housing Structure, Real Estate Bubble, Housing Price become social hot problems, which are also Closely related to our life. As to real estate investors, real estate is not only a high-profit industry, but also a high-risk industry. In the process of investment, to evaluate and master investment risk is an important job for investors. The extents which investors master risk can influent the effect of investing and the profit of investment.In this paper, we have analyzed and studied the characteristics of real estate, risk recognition, the judgment and Categories of risk factors, the establishment of risk indicators, risk measurement and its results from the view of the need of investors.We analyzed the development of Chinese real estate in recent decade years using the methods of bubble analyzing and index synthesis. We use the indexes of price/income, Housing vacancy rate, Housing price growth rate/GDP growth rate to measure the situation of real estate risk of Chinese real estate industry and predict the tendency of future development. We have corrected the data according to Chinese conditions, which has great practical Significance. After analysis, we have got a conclusion that Chinese real estate industry develop rapidly in recent years, it reflects a scene of Prosper development. But we should also pay attention to the signal the results have delivered to us.From the view of micro point, we start with the situation and concrete invest environment of investors himself. We consider the process of real estate investment as a system. Basing on this, we provide systematic methods of analyzing risk problems.
