| Along with the development of our country's economy,the real estate have become the important industry of the national economy.Especially after our country's entry of WTO,the domestic investment market further opens,and the foreign investments go in and develop fast.The real estate have already become gradually the important investment realm of our national economy.However,we also should see,that there are existed a lot of risk problems after the optimistic investment atmosphere,and still many investors fail because of the inability of resisting the risk.The real estate investment has a long,complicated process,and exists a great deal of uncertain risk factors,among which some risks can be predicted.So if the risk can be predicted advance,and the measures can be made to prevent the risk,the probability of the risk occurrence will be lowered,and the loss can be declined even if the risks appear.This theme mainly study the application of the basic theory of the risk management in the rear estate.It takes the Real Estate of Zhuoyue·Weilan Islands Project for instance,to study the the whole process of the risk management,including that How to identify the risk,how to evaluate and analyze the risk,how to draw up the right countermeasures,and how to carry out and make the later evaluation.Through the research,first,I hope to raise the developer's ability of identifying the risk,to strengthen the risk principle in developing practice,and to recognize the essence of the risk;Second,I hope to help the developer to make the mechanism of the risk management,to prevent and control the risk,to strengthen the ability of resisting the risk;Third,I hope to help the developer to attain the best effect of the risk management by the list cost,and then raise the economic benefit;Finally,I hope to help the developer to ensure the success of the project, to solve the housing problem for the middle and upper managers in the industrial bark,and to promote the living conditions for those who live nearly. |
