With the rapid growth of the national economy,the real estate market in our country shows an unbalanced development trend.The real estate market in the first-tier cities is hot and the real estate market in the second and third tier cities is in a downturn.With the implementation of national macro-control policies and the self-adjustment of the real estate market rules,the development of the domestic real estate market has been gradually stabilized.Shenyang real estate market has also gone through the inventory to the current increase in the steady development of land supply stage,but with the real estate investment and bring a wide range of risk factors,it is worth our study.Real estate investment early investment,long payback period and uncertainties,high returns and other characteristics,leading to real estate development investment into a high-risk industries.In order to improve the scientific and rationality of the investment decision of the real estate development enterprise and obtain the better investment benefit,the investment risk evaluation research is very necessary.Based on the analysis of real estate investment risk at home and abroad and the theory of real estate investment and management,this paper evaluates the real estate investment risk of Shenyang real estate market.And analyzes the risks of real estate development enterprises factors are classified,the meaning and characteristics of various risks are explained.According to the actual situation of data collection and expert visit,the AHP-fuzzy comprehensive evaluation method is used to evaluate the real estate investment risk of Shenyang City,so as to provide the reference for risk avoidance and risk control for real estate development enterprises.It evaluation results show that AHP-fuzzy comprehensive evaluation method integrates the advantages of AHP and fuzzy comprehensive evaluation methods,and draws the opinions of industry experts on the basis of quantitative analysis.The evaluation results are more accurate and meet the actual situation of Shenyang real estate market,can be very good to achieve the purpose of real estate investment risk assessment,with strong practicality and operability.So that the real estate development enterprises in the investment process can focus on the establishment of the corresponding risk control mechanism,so that real estate development enterprises in the investment activities as much as possible to reduce the risk.At the same time for the Shenyang real estate investment risk of the various factors to provide appropriate countermeasures and suggestions.
