| Housing is one of the most important livelihood issues, "have a house" is the basic living needs of residents. In recent years, with the quickening pace of urbanization in China, the demand of urban residential increased rapidly, which has given rise to housing price. Just then, the price issue has become the focus of the whole society, academia and the real estate industry have had a fierce discussion on the reasonable level of commercial housing price.In this paper, by combining the domestic and international research experience, the author has objectively analysed the formation theory of commercial housing price, and discussed the rationality of commercial housing price based on these analysis. From both the regularity and purposiveness of marxist philosophy to define rationality and construct the comprehensive evaluation index system. Using improved AHP, entropy weight assignment method and rationality index computation method to analyse the rationality of commercial housing price of Nanning over the past decade. The results show that, although in recent years, commercial housing price is all the way up, but the growth is relatively stable. According to the calculation result of composite rationality index, the rationality is in the normal range. But it does not mean that there is not any potential problem in Nanning’s commercial housing market, such as high land price and developer’s profit, housing vacancy rate and the house price-rental ratio are on the high side, residential demand remains strong and short-term supply is relatively insufficient. To solve these problems, the author puts forward some suggestions, such as standardizing policy formulation, developing reasonable plan of land supply, guiding to build the reasonable structure of housing supply, setting up the real estate registration system, promoting real estate tax reform, improving the statistics system, developing the rental market. The aim is to promote the stability and prosperity of Nanning’s commercial housing market and solve the living problems of urban residents. |
