The Study On Land Use Benefits Appraisal Of The Xi'an

Xi'an is located in the two economic integration of the centre and the west regions in China, and it is the transportation hub about the northwest provinces to the southwest, the Central and the East .Xi'an is the most largest and center urban online the second Eurasian continental bridge Longde Hailan, and in the national economy on the overall Xi'an layout of the West and the East into an important strategic position. Excellent geographical location and long history make Xi'an to become the largest distribution center for the commodity distribution and supplies in the north western center in China. At present, Xi'an is in a period of rapid development of economy and society, and the development is demanded on the land resources is also strong, so it is very important to the effective supply of land resources. Although Xi'an from the land utilization structure reasonable, the intensity of land utilization, land utilization output efficiency, land utilization depth and spatial the potential value are much higher than the average level of land utilization in Shanxi Province, and the level between Xi'an and other similar domestic key cities such as Guangzhou, Chengdu, Wuhan, Nanjing and other cities there is a gap.So how to provide effective guarantees for the city development just in limited land resources of 10,108 square kilometers, it is limited the need for a more rational land utilization, land utilization adjustments unreasonable structure, strict supervision over the waste of land, improve the utilization of land and space improving land utilization efficiency and coordination.The all need for land utilization efficiency in Xi'an is the prerequisite for an evaluation to find a certain dynamic law, the law made by the intensive utilization of land in Xi'an and sustainable utilization of countermeasures and suggestions.Making actual land utilization sitiutation and economic social development of Xi'an as a basis, this thesis gives a study on evaluation of land utilization efficiency in theoretical and experienced aspects.It includes 7 chapters.Chapter 1 introduces the study background, and gives a backward look and summary of the present study sitiutation, and lays out the study contents and methords, and technique route. Chapter 2 analyzes some related concepts and theories, and also builds up the logic relation of them. Chapter 3 introduces the indictor system of land utilization efficiency evaluation in detail. Chapter 4 analyzes actual land utilization sitiutation of Xi'an and mainly uses the combining of static and dynamic analysis methods. Comparison of the land utilization situation in Xi'an and Guangzhou, Nanjing, Wuhan, Chengdu, Lanzhou, Zhengzhou, it to see the land utilization efficiency in Xi'an needed to be improved. Chapter 5 applies a range of methods to evalue the economic, ecological and social benefits about Xi'an, and the same time is to evalue the coordination of the three aspects.In Conclusion: 1, in 2001-2006, Xi'an land utilization efficiency of the general trend is the coordination of land utilization of the year increased from 0.008 in 2001 to 0.568 in 2006, an average annual rate of 0.112. 2, land utilization efficiency growth appearing to phase: 2001 to 2002 for the first stage, land utilization coordination is less than 0.4 Valve value, a lack of coordination stage; 2003-2006 for the second stage, land utilization appears the coordination of the rising faster than stable, land utilization in the basic coordination stage. Chapter 6 proposeds the countermeasures to improve land utilization efficiency in Xi'an: the city development and farmland protection of coordinated, and do a good job about "new countryside" construction, and strengthen rural settlements of land consolidation, and play three-dimensional effect to land, and raising the volume of land intensify, and strengthen transformation of the old city, and step up ecological and environmental construction, and so on. Chapter 7 makes a summary of the whole thesis and looks the prospects for future research.The last, the achievements of this thesis include: 1, the actual land utilization sitiutation analysis of Xi'an; 2, comparison of land utilization indicators in Xi'an and Guangzhou, Nanjing, Chengdu, Zhengzhou and other cities; 3, the establishment of Xi'an land utilization efficiency evaluation indicators system; 4, use certain methods in data processing software can be drawn to Xi'an land utilization efficiency and the evaluation of economic, social and ecological value of the coordination;5, raise the efficiency of land utilization and proposed some countermeasures and suggestions.
