The Character And Implementation Research For The Land Redevelopment Of The Old City In Wuhan

Nowadays, urban renewal in our country is primarily operated basing on the land market. Land leasehold system becomes the important way of urban renewal. Referring to the theories in Land Administration, Urban Plan alone with Sociology, this dissertation hopes to develop a multi-perspective discussion on the character and implementation research for the land redevelopment of the old city in Wuhan.From 1990's, Socialistic Market Economy and land use rights system has accelerated urban renewal in Wuhan rapidly. This dissertation studies and analysises the data of land leasehold of the old city in Wuhan from 1992, and sum up the character of the scheduling, interspace, type, intensity and gross. Basing on the different dimension, economy, society and environment, it analysises the land redevelopment impact on the old city and analysises the implementation of the old city in Wuhan. It lodges the mode of urban renewal in Wuhan and the counter strategy.The dissertation suggests that, the land redevelopment in Wuhan City is weak; the old city is still in the physical environment exacerbated decline, affecting the whole city to upgrade the quality of life. By the government and the market-led urban renewal, the interests of the residents are very prominent vulnerable. Regional differences are large, main leased plots are small-scale, high-intensity and casual point-of, to improve the appearance of the old town little. Old city historical and cultural characters are lost and the city lost diversity.Therefore the urban renewal in Wuhan should be advanced according to the plan by comprehensive and systematic consideration. According to the"planning unific, renewing by stage","balanced, contiuous"principle, the land redevelopment in old city should be carried on in a Gruadual Renewal way. And it should control the land use intensity and the land supply scope reasonably; accelerate the land redevelopment of Hankou, Hanyang, and Wuchang developing balanced. In addition it must pay attention to coordinate the various aspects of the relations, deals with the relationship of the economical development and urban renewal correctly, strengthen controling function of urban planning, pay attention to protect the rights and interests of inhabitant, strengthen the public participation, and create more employment opportunity.
