Study Of Urban Land Grading Based On GWR Model

Urban Land Grading and Evaluation is the basis for urban land management work, and contributes to the promotion of the efficient allocation of land resources and rapid development of economic. As China's reform of the system of land-use in-depth, science, effective management and use of land has become an urgent task.At present, the land transfer, transfer, lease, auction, such as tender, as well as compensation for the use of various forms of cities and towns are increasingly becoming the main form of land use, urban land levels is necessary.This study at the conclusion of the results of previous studies, based on the combination of urban land classification theory, using of current advanced geographical weighted regression model (Geographicall Weighted Regression, initials GWR) to try to deal with urban land grading-related technical problems. On the basis of exploratory data analysis and analysis of multi-collinearity of Karamay City , established premium Karamay City GWR model,got the impact factor regression coefficient of land, the introduction of intuitive icons, analysis and interpretation of the spatial structure of land prices, and got the significant factor of City Land Grading of Karamay . Finally, spatial clustering methods used in Karamay City level map of land.In order to verify the GWR-based model of urban land grading the feasibility and effectiveness,compare it to traditional multi-factor comprehensive assessment ,the results of the comparative analysis shows that, based on the GWR model of urban land grading results with traditional multi-factors Assessment of the results close to the statutory level, and coincide with the actual situation. This method is Convenient, objectivity, and provides a new way for the study of urban land classification method.
