The real estate industry is the pillar of the national economy,is a direct impact on the livelihood of the people live and work in peace,has a very important position. However,because the real estate industry in the development of the domestic short history,many real estate development enterprises with poor management of real estate development in the risk of not fully understanding,yet effective risk management. Real estate development projects are very complex,very long cycle,the higher the risk,some types of businesses in the face of the risk of sudden loss,that is,the greater the loss.Such losses not only affect the development of the enterprises themselves, but also seriously affected the interests of the people.Therefore,in-depth on the real estate development project risk management research is a very urgent issue.This article tried to use the basic project management theory and knowledge, combined with the characteristics of real estate,real estate development project management in the process of risk management to explore and research.The article is divided into six groups:the first introduction,the article introduces the research background and significance of the research at home and abroad,the research article, ideas,methods and innovative paper points;the second part of the real estate investment projects in each of the major risk To identify,include:investment in real estate investment and the meaning of the elements;real estate investment risk,the definition and characteristics;real estate investment risk factors and types of real estate investment projects,as well as risk assessment methods.Through this chapter,a more comprehensive and systematic way to real estate projects in the various types of risk listed for reference and related management attention.The third part of the "Qingdao International Convention and Exhibition Center,the third-phase project," the risk of the project as an example of empirical analysis,include:"Qingdao International Convention and Exhibition Center PhaseⅢ" project profile;risk factors for building a system of ideas and principles,as well as "Qingdao International Convention Center PhaseⅢproject "to identify risk factors.The fourth part of the "Qingdao International Convention and Exhibition Center,the third-phase project," real estate investment projects in the risk factors for fuzzy comprehensive evaluation. Fifth part of the "Qingdao International Convention and Exhibition Center,the third-phase project" to take appropriate measures to deal with the risks so that managers understand the risk of a variety of measures in the use of real estate projects. The main investment projects include the risks of ways to deal with coping strategies. The full text of the final part of the study are summarized and prospects.
