With the fast developing of Chinese economy and constant deepening of land using institution reform, it's even more important to carry out land management's work. Furthermore, benchmark-price is the base of land management. So it is vital subject of Chinese nowadays'land market that how to scientific , reasonable evaluate benchmark-price and establish intact benchmark-price system.Under the guidance of socialism market economy theory, this paper takes Marxism rent theory and area-position theory, combines land market fact of Chinese land market and the update examples of CangShan county urban land grade and evaluation, studies and discusses the theories of urban benchmark-price valuation, and explores a scientific and practical technology methods of evaluating benchmark-price.Based on urban benchmark-price theory and related concepts of land valuation, this paper discusses the method of land grade and valuation systemly.By taking Cangshan county for example, establishes the land-price―levels model and land-price―grades model suit with CangShan county land market, plays an important role in the synthetic ascertain of standard land-price ,and set a good foundation for the future valuating job.
