The benchmark land price is an important part of the urban land price system, which has the function of guidance and reference to various land prices in the real estate market. With the expansion of urban structure and development of national economy, the benchmark land price bounds to have comparatively big difference from the real price of the land market. Therefore, the benchmark land price must be adjusted periodically. The traditional method is "two-step valuation method". That is appraised the urban land synthetically according to the effecting factors, and class the urban land accordingly, and then calculate the average price of all transactions of land in each grade category, which is taken as the benchmark price in corresponding grade. However, there are some shortages, such as subjectivity in assessments of the land price, lack of impact of city spatial structure and so on.Based on the computer technologies, GIS technologies, geostatistics theory, and Kriging interpolation method, the author realize land classification and determination of benchmark by Kriging interpolation. The transaction prices of land are results of plenty of factors and reflect the relationship of the demand and supply of the market. Therefore, the method of evaluates the land prices by using the transaction price data of known land directly is more plausible than the traditional method—"the two-steps valuation method". This article consists of five parts:Part one: firstly, this part introduces the importance of the evaluation of benchmark land price, analyzes the present situation in domestic and international research, and points out shortages in the traditional valuation method. Then, Introduce geostatistics theory and the Kriging interpolation method.Part two: this part introduces geostatistics theory and kriging method.Part three: this part realize land classification and determination of benchmark by kriging interpolation method in Chibi city. Firstly, evaluates residential land price,commercial land price and industrial land price,and then,creat land price database;secondly, carry on the data structure analysis, direction analysis, the trend analysis , spatial autocorrelation analysis to the dataset of the Chibi points ,and then chose the reasonable Semivariogram model,and carry on Kriging interpolation; finally, realize land classification and the benchmark land price.Part four : this part anlayse spatical structure of land price by the results of Kriging Interpolation.Part five : summarize and discussion.
