New Socialist Countryside construction spurs the development of rural tourism in China. As the advanced mode of rural tourism, homestead-based rural tourism emerged recently at rural communities. The urban residents increasingly yearn towards the relaxed life in the beautiful countryside. Meanwhile, more and more citizens purchased the housing of limited property rights, called Small Property Room, in the rural reagions due to the unaffordable urban real estate. The reform of rural land system becomes the significant issue in China. Inspired by the fact above, this study focused on the issue of rural homestead and explored the residents' perception and attitudes toward the homestead-based rural tourism impacts conbining the theorical study and empirical research. Differentiating from the tranditional study methods, this study worked out from the perspectives of the residents' perceptions more than the legal issues. The villages of Dayou and Jiusi, which are developed by Lianzhong Mode, are chosen as the case study objectives.According to the literature review, tourists spent more time on homestead-based rural tourism, which has an impact on the use of rural land. This study initially figured out the legal validity of the Lianzhong Mode by comparing with the illegal Small Property Room. But the validity dosen't mean the the rationality.Hence this study designed the questionnaire survey referring to the mature study. The indicators covered both positive and negative perceptions of economic, social, cultural and environmental impacts. 7 factors and 25 indicators were finally accepted after the Internal Consistency Analysis and Explortory Factor Analysis. As the statistics put, the residents had stronger perceptions of positive economic and environmental impacts and negative economic impacts while the perceptions of social cultural impacts and negative environmental impacts were relatively limited. the Independent Samples T Test and ANOVA found out the factors which influenced the different residents' perception. Finally, the hypotheses about the relationships between residents' perceptions and attitudes were tested and revised by the Regression Analysis. Furthermore, the in-depth interview survey on urban residents with different backgrounds indicated that the community satisfactory is poor due to the terrible post-purchase service quality.To conclude, the homestead-based rural tourism like Lianzhong Mode should enhance both the legal validity and operational rationalty. The government and developer should pay more attention to the tourism impact perceptions of rural residents and the community satisfactory of urban residents. The new mixed community will develop sustainably by the community dominating.
