The Change Of Land Use For Rural Residential And Related Factors

With the constant deepening of China's economic reform and the acceleration of urbanization process, as well as national's co-ordination strategic requirements of promoting urbanization and new rural construction co-ordinately, which promote the interaction and interweave of all sorts of elements between urban and rural areas, so will inevitably lead to fundamental change of production conditions and lifestyle in rural areas, but also promote the expansion of rural settlements'scale and the change of village appearance in different levels. But the wide distribution and large quantity of rural settlements in our country, size of rural residential land accounted for a high proportion of urban and rural construction sites.Moreover,in the process of peasants change to citizens, the size of rural residential land haven't been declined with the development of urbanization, but a rapid growth trend was found in individual areas.Therefore, to correctly understand the law of the quantity changes in the number of rural residential land use as well as its affected factors is conducive to optimizing the layout of rural residential land, help to provide scientific basis for reasonable regulation of land use, help to build a harmonious socialist new rural areas.Therefore, this research goal is to do deeply analysis of the change process of Rural Residential Land and its influencing factors which provide a scientific basis for the development of rational control policies of rural residential land.this paper selected Hengyang County in Hunan Province as the study area, main contents include the following six chapters:The first chapter discusses the background and the meaning of the topics that research the impact of rural residential land-use change,research status and progress in and abroad,thesis research methods and technical routes as well as research purposes, meaning and contents.The second chapter presents the basic issues of researching rural residential land and the related theory, including the definition of related concepts and factors, introduced location theory,theory of man-land relations, theory of sustainable development and landscape ecology. Chapter III deals with the selection of study area and overview of the study area.analysis of the current characteristics of rural residential land use and its change in the law with data of land use change and socio-economic statistics.Chapter IV,do furtherly quantitative analysis of socio-economic driving factors that caused the changes in rural residential land use by using the methords of factor analysis and multiple regression model which are always used to do multivariate statistical,conclude the related factors in the change of rural residential land use.Chapter V with landscape theory, selected landscape pattern index to analyze the process of landscape pattern change, analyzed the trend of rural residential land use providing basis for the scientific guidance to rural residential land. Chapter VI obtained the main conclusions of this study, and discussed the inadequate points in the research.According to this research conclusions,I bring up policy recommendations accordingly on how to control rural residential land use from the view of government.In this paper, the study concluded that:(1)rural residential land use are extensive in sample areas, regional differences are significant, The total size of rural residential land showed the process of up-down-up, the overall upward trend, the change trend of rural residential average area for a person and for each household seems like the same basically,which have rebounded since 2001,after a turning point began to rise, but Strength of the rural residential land has been maintained increase trend. (2) rural residential land use change affected mainly by three factors, namely, economic factors, technological factors, institutional factors.Institutional factors which dominate elastic up to 0.722.,Three factors have had positive effects, and there was difference in the role, which indicating in the near future,one hand maintaining continuity and stability of policies and systems, on the other hand should increase the intensity of rural residential land consolidation. (3) the relative differences of the change trend of rural residential land use. There are two trends about the scale of rural settlements with centralized and decentralized locally,land reclamation activities in rural residential should firmly grasped this trend, according to the socio-economic development stage and the need to change the function of rural residential,select the appropriate land consolidation mode, measures and technical standards,make scientific planning, effective implementation, better guide the changes in the distribution of rural settlements.
