Cost Control Based On Application Of The Supply Chain In Real Estates Project

As one of the most important parts of real estate development, project cost control is critical to the efficiency and effectiveness of investment. For a long time, there still exist quite a few problems in the cost control of real estates project construction in China, including musty ideas, the lack of innovative methods and techniques, the obsolete management systems, and the not all-inclusive scope of the cost control. The cost of real estates project construction has, moreover, the characteristics of dynamic, complexity and holistic that general cost-control strategy for real estate development project is not taken into account. Based on application of the supply-chain in real estates project construction cost control can give full consideration to these characteristics. The analysis of the supply chain up-stream and down-stream, this is a conclusion that practical cost control strategies can be set up based on the rationalizing principles.In this paper, beginning with the characteristics of the real estate development project cost composition, confirms the applicability of the theory of supply chain in real estates project cost control based on the factors of the real estate development project cost and the situation of real estate industry in china. On this basis, the paper formulates the cost control strategies based on application of the construction-land supply chain and the construction supply chain, which including the systems of supply chain cost control, the flow of cost control, and the strategies of cost control.The real estate enterprise is the core of the whole supply chain of real estates project, however, it is a weak one in the construction-land supply chain. That's why the paper formulates the strategies about how to entry and exit the construction-land supply chain based on the applications of the supply chain.The construction supply-chain is much more complicated than other ones. Except the general operation of the cost control processes, the study refines the major tasks and the key tasks, and formulates the strategies of cost control base on the principle that pursuits the rationalization of the development process and management.
