As the leading industry in the national economy, real estate industry has undergone tremendous development since reform of housing currency was carried out in China in 1998. As an important part of real estate, commercial housing's development, change and operation have a direct impact on the entire real estate development, by affecting the operation of the entire national economy. In recent years, with the rapid development of the real estate industry, many problems also appear, such as most large and medium cities have emerged irrational fluctuations and shocks in the whole country and region. Soaring house prices have brought a series of adverse effects to the social, economic and life, and a series of problems have emerged with high housing prices. For example more funds shifted from other sectors to real estate industry, which made a serious imbalance in China's industrial structure; local governments adhere to the "city management" that a lot of urban land have been auctioned, overdraw the future development of urban space and capital; more and more people can not afford housing.all of the problems bring hidden dangers for social stability.In response of these circumstances, according to the current characteristics of commercial housing market, I believe that analyze the fluctuations mechanism of commercial housing price, and find the critical factor of commercial housing price fluctuations that is the research focus of commercial housing price fluctuations. On the basis of a number of theories, considering China's specific national conditions, combining the method of system analysis, comparative analysis, qualitative analysis and quantitative analysis, and around the main line of commercial housing price fluctuations, this paper more systematically and comprehensively analyze the price fluctuations mechanism of commodity house in recent years, which mainly include the cost, supply and demand and a series of macroeconomic policies in the commercial housing market and so on. On this basis, comprehensively elaborate the fluctuations mechanism of China's commercial housing price, through comparatively analyze the importance of three fluctuations mechanisms of commercial housing price, obtain results that the government's real estate policy is the key mechanism of the commercial housing price. I hope that this study can reference for government regulators, commercial housing construction companies and consumers.
