With the commercial peoperty market and the innovation of housing system, the extent of urban housing commercialization is getting increasingly high in Guangzhou and housing consumption has been an important aspect of the daily consumption of urban resident, housing problem has increasingly become a focus of social concern issues, it is of great theoretical and practical significance to study temporal and spatial variation of commercial residential housing price in Guangzhou.Based on the sample data of commercial residential housing price of six cantral districts of Guangzhou from2000to2010, this article uesd the statistic analysis of Excel to describe housing price scatter chart and column chart, analyze the tendency and time-varing characteristics of commercial residential housing price to reveal the time variation rule; Then uesd the spatial analysis function of the geographic information system Mapinfo to build the spatial databases of commercial residential housing price, digitize the information of commercial residential housing and make thematic maps, through the plane distribution of housing price, the three dimensional diagram, it analyze the spatial variation characteristics of commercial residential housing price to reveal the spatial evolution rule. The paper selecting nine factors include GDP, investment in real estate development, ueban residents per capita disposable income, total population, urbanization level, one-year loan interest rate, residential land prices, commercial housing completion area, sales area, using multivariable linear regression model and principal component analysis to analyzes the main influence factors of commercial housing price in Guangzhou and provide references for the decision-makers involved in the commercial dwelling house market.Conclusion:(1) From2000to2010, the price of commercial residential house is on the rise, from4358yuan/m2rise to15950yuan/m2, The annual average growth rate is14.2%; the commercial residential house price is slightly lower than the commercial housing price; the changes of commercial residential housing price are related to macro economic situation; the growth rate of Yuexiu District, Liwan District, Haizhuqu District, Tianhe District, Baiyun District, Huangpu District are12.54%,18.20%,16.26%,17.45%,14.03%,15.63%respectively, they are distinctly different; according to the price level form high to low, the sequence of the housing price in the six districts from high to low is:Tianhe District, Yuexiu District, Liwan District, Haizhuqu District, Baiyun District, Huangpu District.(2) Commercial residential housing price expressed the descended distribution trend from the center to the periphery, center region is24000yuan/m2to48000yuan/m2, decreasing to the peripheral region9000yuan/m2to21000yuan/m2; housing price are higher in north than in south; houses in preal river new town the central business district are the most expensive; well-developed transport and high land prices cause high housing price.(3) From the angle of driving mechanisms, economic factors and financial policy factors are the main driving factors.
