In recent years, as the rapid development of tourism and saturation of traditional real estate market, tourist real estate which is used for entertainment and vacation resort is coming into investors'view. Yunnan is famous for its tourism but with connatural disadvantages in historical factors and geographical position, setting limits for the market demand and its long way growing. Late 1990s, in order to fulfill the requirements of Southeast Asia Golf Organization, golf courses are built one after another, and this became the beginning of development of tourist real estate. Till 2002, it already entered into a primary stage with rudiment. The rich tourist resources and comfort air condition facilitate this process, developing from high-class vacation villas and five-star hotels with full-property rights, to an industry mode with pluralism, sophistication and topicalization. Kunming, as the capital of Yunnan, is a model of initiating high level development in tourist real estate. Today, except for landscape housing, vacation village and hotels, more and more compositive and multi-functional tourist projects like"Kunming International Horticultural Exposition ecological town","Dian Chi Lake"and"Chinese Overseas Town", keep arising. The realty business has become a new growth spot of economy in Kunming. However, because of the immature theoretical principle, growing mode and lack of laws and regulations, some issues that arise from project development bring on negative impacts over the environment. It is necessary to conduct research on the situation of tourist realty in Kunming for the round, health and sustainable development of the market.As for the researches approach, it is combination of quantitative and qualitative, principle and practice, that used for empirical analysis, proposing different measures regarding to different subjects on the basis of practical situation.
