Shandong Province Real Estate Cycle Fluctuations And Corporate Countermeasures

Given the real estate industry has become a major pillar industry, and its volatility after the industrial chain of transmission can affect the smooth operation of the whole macroeconomic. So exploring fluctuations of the real estate cycle has far-reaching significance to judge macroeconomic trends and formulate relevant policies and macroeconomic analysis of cyclical fluctuations. Meanwhile, the real estate business cycle fluctuations in the real estate countermeasures help enhance the anti-risk ability of enterprises, helps to reduce the impact of fluctuations in the real estate cycle is conducive to the sound development of the real estate industry.Learn from the economic cycle theory and from the current real estate cycle theory based on domestric or overseas research results, this paper analyzes main factors that impacts the fluctuations in the real estate cycle, and then analyzes China and Shandong's data about real estate between 1988 and 2004.After an empirical study of the real estate cycle fluctuations of China and Shandong, the paper analyzes Shandong Province's the real estate cycle fluctuations characteristics, the mechanism for the formation and development prospects, and it compares the cyclical fluctuations of the real estate industry in Shandong and the country. It is found there is a significant cyclical volatility in the real estate industry of Shandong province after research. With a volatility of a five - or six-year cycle, and basically the same trends to whole country, but there is a lower fluctuations rate, in particular a lower enterprise performance indicators, than the national's. It shows that the profitability of the business of Shandong real estate relatively stable. According to researching the macroeconomic policies, characteristics of the real estate itself of Shandong Province, in corrent one or two years, the real estate industry is still downward trend will continue.
