Hangzhou Suburbanization Dynamic Factor Analysis And Empirical Research

Along with the economy development and urbanization improvement, the city center has more expensive soil rent, much denser population, more crowded traffic and worse environment, which promote the population in the city center move to the suburb. That kind of phenomenon is called house suburbanization. In recent years, house suburbanization began to appear in many big cities of our country. And in HangZhou, with the tendency of house suburbanization first appeared in 1980's, kinds of abuse began to come out gradually, which influences the healthy and continuable development of house suburbanization in HangZhou. Mechanism is the foundation stone that caused everything happen. So we have to know the mechanism what caused the house suburbanization in HangZhou, in order to solute the problem what influences the healthy and continuable development of house suburbanization. Accordingly, the mechanism that caused the house suburbanization in HangZhou will be studied principally by the combination use of qualitative and quantitative analysis methods, based on the systemic analysis of house suburbanization in HangZhou.First of all, the definition of suburb and house suburbanization is discussed on the grounds of paper reading and the character of HangZhou's real-estate market, and the suburb range partition rule is brought forward also. To make clear the state of house suburbanization in HangZhou, the evolution curse, actuality, and the abuse of house suburbanization is discussed through the mean of interviewing, investigating and information collecting, then, the mechanism is studied qualitatively.Secondly, this paper finds out the main factors that influence the house suburbanization development in HangZhou through questionnaire survey and data reduction analysis quantitatively. Five main factors including economy, dwelling conditions, house price, policy guidance and envionment are found out, which identify the qualitative analysis conclusion. Then, the effort of each factor is found out also through regression analysis.Last, in order to solute the abuse happened in HangZhou's house suburbanization, this paper compares other improved foreign cities' experience and lessons for reference standing on the mechanism which caused the house suburbanization, and then put forward some useful suggestions and countermeasures which can fit for the situation and the specialty of HangZhou.
