Based On Our Real Estate System Self-organization Theory Of Evolution

Based on the self-organization theory, we discuss the evolution mechanisms of the real estate industrial system, and analyze the survival and development strategies of the real estate enterprises. Our main content and achievement are as follows:(1)We analyze the conditions and causes of the real estate industrial system firstly. Then, by discussing the enterprise power, technology power, market power as well as system power and so on four ability subsystem's harmonious evolution function, the key parameter--- real estate industrial sustainable development ability which as well as produces from these, we explain the control processes that the key parameter to the system evolution, that is, the self-organization power to the real estate industrial system. Then, we elaborate the self-organization path of the real estate industrial system is branch and choice, gradation and sudden change. In the course of the evolution processes, the system comes under from internal or external small fluctuation, and then presents branch, faced with many kinds of possible choices. And, generally the systematic evolution processes are smooth, continuously, namely gradation, but in some time, the system will have the sudden change, to cause the evolution processes not to be continual. Finally, we analyze the complexity of the self-organization evolution, discuss the system's fractal structure as well as chaos, and explain the environmental system's evolution which the real estate enterprises are faced with has the uncertainty as well as the instability.(2)We carry on the appraisal to the real estate industrial system's self-organization evolution. On the one hand, in virtue of the Logistic model, we analyze Chinese real estate industrial system's self-organization evolution processes, and from the investment, the production, the transaction as well as the use and so on four lays that are from five economic indicators to carry on the fitting analysis. The empirical analysis shows that the Logistic equation can well describe the whole evolution processes of Chinese real estate industrial system. On the other hand, according to the Logistic equation, we analysis the condition of chaos, then open out the chaos nature of the real estate industrial system. And the region real estate industrial system which composed by Chinese eastern coast 11 provinces and cities is the object of study, we explain the fractal structure from space, to reveal the real estate industrial system's chaos. Meanwhile, we also select Beijing, Tianjin, Shanghai three municipalities to take the sample, explain the fractal structure from time, to reveal the chaos of the system's evolution.(3)Facing the environment system's uncertainty, we discuss the survival development strategic problems of the real estate enterprises. According to the change environment system, we divide into the strategic problems four levels, and propose that the adjustment strategic analysis adapts these four levels. Then, we analyze enterprise's study, search as well as the innovation mechanisms to change enterprise's convention, thus raise enterprise's ability, that is, the survival development power of the real estate enterprise.
