Explore The Construction General Contracting Business Subcontract Works Fine Control Mode

With the increasing openness and more foreign investment and contractors coming into the construction market, the policies, laws and regulations of China's construction industry line with international standards. Sub-contracting becomes the greatest opportunities and challenges faced by large-scale building construction companies.In the face of subcontract works, general contractor should take effective method of management and control which can make project achieve maximum profits in the minimum cost, and make a positive effect on long-term development of the general contractor. By analyzing the causes the sub-project and based on the actual implementation of the project, this paper analyze the fine control of sub-projects under the general contracting companies.On this basis, this paper analyzes the actual situation of the main problems of subcontract in general contracting company. It puts forward the model and methods to solve the problem of how to strengthen the management and control of sub-project to improve project profitability and other aspects of the project.Conclusions include: "extensive subcontract management model" is really the reason of poor management of the project. If you want to effectively manage the sub-projects, you must establish the fine control model of management system composed by the parts of the management institutions and regulations, sub-contractors selection and file management, sub-projects contract management, sub-project schedule management, sub-project cost and financial management, sub-project quality management and sub-project security management.This research is an empirical research of sub-control model. The study results can provide reference for other scholars and other project managers who engage the sub-project management.
