Unified System Of Chongqing Urban Benchmark Premium Research

It is essential for the development of the socialist market economy and land management to establish a unified system of standard land price of Chongqing city .It plays an important role in the strengthing of management, regulating of land transaction, cultivating of land market, extending standard land price and promoting the development of land paid use toward depth and width. The thesis studies the current state, character and problems of the systems of standard land price in Chongqing, which is based on the program about unified system of standard land price of Chongqing towns, and directed by Marxism theory of land rent, theory of land price and land appraisal. The thesis, whose study object is the standard land price in~the towns of Chongqing, chooses the technical route, which combines he method of land grade rating and he method of prime class of estimation by analyzing several most likely approaches. Firstly, the paper identifies the influential factors and weight of sub-grade through the Delhi Approach, and predicts the prime class in wo cities and one district by the Muti- factors Assessment and Factor Analysis. Then, the prime class in wo cities one district is produced thanks to the use of method of mean land price appraisal, standard land price adjustment, cost of approaching, and estimation by rent breakdown. The coherence of conclusion between he method of land grade rating and he method of prime class of estimation make it certain that the location of prime class in the unified system is appropriate. Thirdly, the following land classes are included in to a unified system according to the located prime class and the law of diminish land price. Lastly, the thesis gets the fruit of unified system of standard land price of Chongqing city, and depicts the character of the system.
