Studies On Price System Of Du'erbote's Town-Land

It is essential request for the development of socialist market economy and land management to establish a system of standard land price of towns of Du'erbote County. It plays an important role in the strengthening of management, regulating of land transaction, cultivating of land market, extending standard land price and promoting the deep and wide development of land paid use.On basis of project of establishing evaluation system of the standard land price in Du'erbote County,the paper founded evaluation system of the standard land price by using the laws of land grading and first-level land price evaluation, guiding by the theories of Marxism land rents and prices, and the theory of land price evaluation. Then, considering the land price evaluation system of Taikang Town as the basic standard, the first-level land prices of other 10 towns were decided simply on the basis of evaluating the urban land sub-grade by using the methods of multi-indexes assessment analysis. Choosing different appraisal methods according to the factual conditions of different urban, the average values of land prices of other 10 towns were calculated and the first-level land prices were decided accurately. Finally, considering the first-level land price as the basic standard point, the other land levels were included into the united land price system and the basic urban land price system in Du'erbote County were presented in this paper, according to the diminishing law of each basic standard land price between first-level land price and following level land prices. The research results will be factual references to update the urban land price standards and urban land price appraisal.
