The property management is an important part of community management. And the key point of the property management trade is also focused on the habitation property management, that is, the property management of the community. The unit community is a leading form of the urban communities in China, and it will still be the key and difficult point of the urban management for a long period in the future. We should put enough emphasis on the property management of the unit community, as it has a connection with the living quality and survival environment of the residents in the community. Accordingly, the research on the property management of the unit community is of high significance. There exist various problems in the property management of the unit community. The key point of this article is the research on the relationship of the supply and demand in the property management of the unit community.We have cited the theory of property right and the theories of the supply and demand of public economy related public goods in order that the research may own a certain theoretical basis. The system of property right is the foundation of all the economy systems, and the classification of the characteristics of the right property of the realty in the community will help understand some phenomena in the property management. There are 4 forms of the realty property right: differentiation of the possession, part-in-common ownership, both sides in mutual ownership and collective in common ownership. While, the part-in-common ownership and the collective in common ownership are the key parts of the property management, "realty" of the property management has owned the quality of "quasi-public product". It's reasonable to explain the supply and demand of the property management by the related theories of public goods.Through the research, this article has drawn the conclusion: the service of the property management in the unit community is less than the requirements of the Employer. There are 3 main reasons. Firstly, the supply main body is non-market adoption. In a considerably long period in the future, the enterprises and institutions are still the supply main body of the property management in unit community, and the government is still the essential. It originates from the welfare system in China, and is affected by "malfunction of the government", the supply is insufficient and the efficiency is low. Secondly, the property management that is offered by the government and unit owns the quality of public management, which can't meet the requirements of the residents in the community far and away, that is, the supply is far less than the demand. The key point of the property management in the community is the management of the both sides in mutual ownership, part-in-common ownership and collective in common ownership, these property managements own the quality of "quasi-public product". The characteristics of the non-balanced supply of the quasi-public product has made the requirements of the Employers in the unit community limited by the supply of the property management organizations. Thirdly, there is no agency organization of the demand side and the demand expression is not powerful. The vacancy of the Employer in the property management of the unit community makes the expression ways of the demand always in an obstructed status and the supply side is short of exterior pressure and motivity. It's under the double actions of the inertia of the unit system and the traditional culture that the self-government of the Employer is not strong and the self-government system is hard to set up.In order to look for the correspondent policy to increase the property management supply of unit community, this paper puts forward the following measures: 1. Government sets up The Community Employer Committee Law independently; ensure setting up a Employer Committee in unit community, and government and unit should organize the election and foundation of committee in stead of only paying attention to the form of electing the committee; 2.
