The land property rights institution, which mainly adjusts the relationship between the land and the peasantry, is one of the most fundamental institutions of China's countryside. Since the middle of the 20th century, China's countryside has witnessed many times the changes of the land property rights institution. As this period was the time in which the land property rights institution changed most deeply and frequently in China's history, the thesis investigates and analyzes on the process. The author divided the institutional change in this process into induced change and imposed change. To the author, the evaluation is institution and must be carried on by combining history conditions and the efficiency (including economic efficiency and social efficiency). The author analyzes the influence which was brought by the change of this institution on the economic society and the peasants' lives. The current land property rights institution, household responsibility system, has had great influence and still plays an important role. By analyzing the effects and the defects of the household responsibility system, the author foresees the changing trend and the pattern of China's future land property rights institutions. On the basis of comparing the patterns made by practicing and researching, the author expounds the thought of "Give Peasantry the Right of lease in perpetuity on State Lands'.
