The mode of cooperative society that I discuss is: Building-room people consult and establish the housing cooperative society voluntarily after having got building fond or stable source of building fund; the cooperative society works as the owner of building fund , is on behalf of building-room people's interests, dealing with the external world of people, through business relation with developer acting as the market subject, changes the ownership under every individual name finally; After handing over the house, as an organization on behalf of building-room people's interests, the cooperative society goes on protecting the owners'interests, and manages the property for the owner, while the quality problem of the house appears, the cooperative society starts various legal procedures for the owners' interests. This paper, through analyzing the relationship between the building-room people and the cooperative society, explains the characteristic of the cooperative society, discusses the security question of building fund , cost control of this fund, and quality ensurance and the question of relief, analyzes the decision-making, capital requirement of the cooperative society, offers the suggestion of improving the current regulations finally.The weak point herein lies in: It is not enough to discuss with feasibility and the meaning which the cooperative society exists, the ones that expound the fact are not sufficient or systematic in theory; The suggestion for legislating , is not carried on on the basis of practicing too.Generally speaking, this text is a theory discussion of the question of cooperative society, I want through thinking , to attempt to put forward a little beneficial suggestion this time, and to carry on thinking on academy for the completion of the system of cooperative society too.
