Over the last decade, the development of our country’s real estate industry is rapid,it has a positive impact on economic development and other related industries,it also has undergone enormous changes on urban landscape, while the rapid development of the real estate industry, it also brings some negative effects, such as house prices of Beijing and Shanghai and Guangzhou has increased steadily, people’s needs are not met rigidity and other issues. The new normal is different from the past development, it is entering a new period, namely stable stage of development, focusing on quality rather than quantity. New normal real estate only under stable and healthy development, in order to obtain sustainable development, what is a healthy real estate market has beco me a serious problem. Through building the appraisal system of the health of the real estate market can be quantitatively from the perspective of an objective analysis of the health status and the existing problems, and according to its existing problems p ut forward the countermeasures.On the real estate market and its health assessment, domestic and foreign scholars have conducted in-depth research and discussion, In this paper, on its basis, with normal development under the new connotation, the connotat ion of the real estate market healthy have a new understanding and a different understanding, and ultimately build a health assessment system. In this paper it analyzes the current development situation of Beijing’s residential real estate market, analyzes the results of the evaluation index system, and according to the existing problems put forward suggestions to promote the development of Beijing’s residential real estate market healthy and stable. In this paper, the connotation of the real estate health combined with the characteristics of residential real estate market in Beijing from 2005 to 2014, the development of residential real estate market index statistics, from the selection of eco nomic, social and ecological index and single, disciplines and comprehensive evaluation.In this paper, the real estate market health concrete can be divided into three aspects: economic, social and ecological from these three aspects by the method of literature analysis and expert consultation accordingly selected indicators, using principal component analysis to determine the weight of each index, using the method of systematic evaluation index for the assessment of health status of the critical value, finally through the three levels health status evaluation, namely single, disciplines and comprehensive evaluation.Through health evaluation system, we draw the conclusion that the overall development of Beijing residential real estate market over the past decade is healthy, but some years are unhealthy state. Individua l index evaluation, the indexes in the years 2005-2014, in addition to the individual affected by macro economy and government regulation has a tendency to deviate from health interval, basic healthy; Subentry index evaluation, the individual years micro cold or hot condition, basic healthy; Comprehensive evaluation, a few years ago is not healthy, in recent years, with the macroeconomic regulation and control and the adjustment of the market itself, it gradually restores healthy. In view of the existing problems, this paper puts forward the corresponding suggestions to prompt Beijing’s residential real estate market stable healthy and sustainable development.
